How To Add Housing Units In Coronado

As a fairly new apartment dwelling resident of Coronado who has been a homeowner in other states I would love to have an affordable homeownership option on Coronado and I have an idea of how to accomplish this.

I’ve lived around the U.S. and the world and never seen streets as wide as some of those in Coronado. Some of Coronado’s largest homes are on the widest streets. In an era of “tiny homes” why not consider converting some of Coronado’s mansions into efficiency apartments for senior citizens?

A huge 20,000 square foot home which formerly was a single family mansion could have 40 small apartments/condos. This idea is not novel - an internet search yields multiple examples of mansions converted to apartments. Additional parking needs can be accommodated by converting wide boulevards from parallel parking to diagonal parking. Converting 20 such mansions could provide 800 “tiny home” housing units. Sign me up to buy one!

The impact of additional senior housing on rush hour/bridge traffic would be negligible because retired senior citizens are not out commuting to work during rush hour. Perhaps incentives could be offered to absentee investors whose homes sit empty and/or to senior citizen homeowners of single family homes to make their properties available for a “conversion” program to provide tiny homes for seniors? An empty or underutilized mansion with an old proposition 13 tax basis converted to 40 efficiency apartments sold to low/moderate income seniors will significantly increase Coronado’s property tax income without putting any additional burden on the schools.

Can you see how additional affordable housing for seniors could be good for Coronado?
